Project Manager - Residential Construction
Bald Cypress Builders LLC (BCB) (www.baldcypressbuilders.com) is a local, craft remodeling and boutique build Team based in Lexington, SC and serving the Midlands of South Carolina. We take on the start to finish execution of custom, residential remodels, additions, custom projects with tailored millwork, accessory structures & outdoor living spaces. Our primary goal is helping our Clients in the community have enjoyable, positive, and “worth it” experiences while undergoing projects on their homes, thrilled with the exceptional finished space they get to live in for years to come. Through mindfully focusing our Team and partnering with local companies in the residential construction industry, we’re able to provide a high level of service and quality to our Clients.

WHAT YOU’LL DO
-
Serve as BCB’s primary Team Member overseeing the details and needs for the successful execution of high-quality, custom, residential construction projects (remodels, additions, custom projects, and accessory structures)

Oversee 2-3 projects at a time within a 25-30 mile radius of BCB’s Main Office Location (518 E Main Street, Suite 6, Lexington, SC 29072)

Accurately interpret & communicate professionally drafted construction documents, detailed specification verbiage, material selection specifications, design details, renderings, and drawings, all previously established during BCB’s Pre-Construction phase

Effectively start & complete projects based on BCB’s Project Start & Project Wrap Up processes

Collaborate with BCB’s Field Coordinator for overall project execution

Monitor and enforce project schedules for on-time completion

Troubleshoot solutions for real-time project challenges

Request municipality inspections and facilitate any necessary corrections

Utilize BCB’s construction management software and other digital tools for daily project updates, Client communication, project photo and written documentation, etc.

Prioritize high-quality, long-lasting build strategy and solutions throughout project execution

Consistent verbal & written communication with Clients on project progression, ensuring Clients feel in the loop at all times
-
Schedule Trade Partners and maintain consistent oversight, ensuring Trade Partners complete work as planned, when scheduled, and have all material/equipment needed to complete their scope of work

Maintain positive relationships with existing BCB Trade Partners, as well as cultivate new, local Trade Partner relationships when possible
-
Communicate project details with Trade Partners, and maintain ongoing oversight of work completed to ensure quality and accuracy

Oversee completion of “scope gap” and “punch list” work to ensure project progression and completion, could occasionally require the use of hand tools and/or small power tools
-
Oversee finalization of Client selection and material decisions with adherence to the project’s timeline, budget, and details (in collaboration with BCB’s Design Partner guiding Client aesthetic & functional goals); ensure Client selections are durable and correct for intended use

Oversee income and expenses for residential construction projects of contract prices ranging from $25,000 - $300,000
-
Primary Team Member responsible for ensuring project budget actuals align with, or come in under, the project’s budget created during Pre-Construction
-
Oversee & facilitate project Change Orders to ensure Project changes are financially captured, as well as intentionally communicate with Clients and Trade Partners to ensure Change Order details are executed correctly

In collaboration with BCB’s accounting personnel, monitor project income/expenses from a project progress standpoint
-
Maintain all receipts, transaction documentation, and paper/digital records
-
Digitally send and monitor acceptance of Purchase Orders for all Trade Partners prior to commencement of their work to solidify subcontractor costs (aligned with Pre-Construction estimates)

Responsible for placing all project material orders & purchases (online or in-store), including anticipating early material orders and monitoring material deliveries, so all project material is onsite when needed according to project schedules

Perform real-time material take-offs and cost estimates prior to placing material orders, checking against Pre-Construction take-offs, to confirm accurate material needs and costs

Point person for ensuring quality control on internal & external work ensuring projects are meeting long-term functionality, durability, safety, and quality expectations

Complete OSHA 10 (minimum) training if not previously completed (company-paid), and implement/enforce OSHA regulations

Facilitate regular project site clean ups and organization, and enforce project/material security
-
Ensure work completed meets (or surpasses) residential, municipality and building code
-
Oversee project home protection

EXPERIENCE & FIT FOR THE POSITION
-
2+ years of residential construction project management experience required, residential remodel project management experience strongly preferred
-
Knowledge of start to finish process of residential construction projects required, knowledge of scopes of work involved in residential remodels and additions strongly preferred
-
Prior experience using digital communication/organizational online platforms and applications (examples are Google Drive, Gmail, etc.) required, with enthusiasm for transferring that experience to BCB-specific softwares & applications

Ability to take measurements, calculate dimensions, perform “construction math,” and count quantities
-
Experience or familiarity with monitoring residential construction project budgets, income, & expenses strongly preferred, interest in working with such details required
-
Experience using construction management software preferred, willingness to learn required
-
Ability and willingness to use technology as a regular work tool for meeting position expectations (i.e., smartphone, laptop, etc.)

Experience using or familiarity with estimating/material take-off softwares preferred, willingness to familiarize required
-
Ability to read, interpret, and communicate professional Construction Plans, Drawings, Elevations, design renderings, sketches, and visuals for practical application

Ability to comprehend and write construction Specification verbiage preferred, willingness to learn required

Ability to use basic functions in construction drafting software or other common computerized programs to digitally communicate field needs (experience strongly preferred, ability to learn required)

Prior hands-on experience with light rough/finish carpentry and simple mechanical functions, such as turning on & off water supplies, turning on & off power, capping plumbing lines preferred, willingness to learn required

Comfortable with having photos and videos regularly taken of you for BCB’s marketing and Client education purposes

Willingness to spend time in and be protective of private, residential homes and properties

High school diploma or equivalent required, postsecondary education or equivalent work experience in relevant (or transferable) fields strongly preferred

Must have a valid SC Driver’s License

Must be comfortable undergoing a background check, driving record check, drug screen, employment authorization, and with BCB checking references

Anticipated time commitment: 40+ hrs/week

Anticipated schedule = Monday - Friday, approx. 9 AM - 5 PM (occasional weekend activity)

WORK ENVIRONMENT & PHYSICAL DEMANDS

This position is a hybrid in-office/field position, with time split between managing project details from BCB’s office, traveling to and from project sites, and spending time ON project sites

Must be able to occasionally lift and carry at least 90 lbs.

Must have enthusiasm for regularly being outside, and occasionally performing things like: climbing ladders, operating small construction equipment, or occasionally being in tight spaces (such as in crawl spaces, closets, bathrooms, etc.)

Must be able to occasionally and safely work with hand and power tools
